According to Zillow, a Zestimate is an automated estimate of a home’s market value generated by a proprietary algorithm. The challenge is that real estate markets are inherently local. While algorithms excel at processing large amounts of data, they often struggle to accurately evaluate factors that experienced local real estate professionals recognize immediately. Features such as exceptional views, privacy, architectural quality, deferred maintenance, floor plan functionality, neighborhood desirability, and unique location characteristics can have a substantial impact on value but may not be fully captured by an automated model.

A luxury mountain home overlooking a lake, for example, may have a dramatically different market value than a similar-sized home located a few streets away. Likewise, two homes with identical square footage can sell for significantly different prices depending on condition, upgrades, accessibility, and buyer demand. These nuances are often difficult for any automated valuation system to measure accurately.

This does not mean the Zestimate lacks value. In many cases, it can provide a reasonable broad-range estimate and help homeowners monitor general market trends. However, it should be viewed as one data point rather than a definitive statement of value.

Homeowners should also periodically verify that the information Zillow has about their property is accurate. Incorrect square footage, bedroom counts, lot sizes, or property classifications can significantly affect the resulting estimate. Zillow allows owners to claim their property and request corrections when errors are identified.

When making decisions involving hundreds of thousands—or even millions—of dollars, relying solely on an algorithm may be a costly mistake.
